Ts and Cs

Reservations are accepted on the following terms;

              For advanced reservations a deposit is required to secure the booking.  Full payment will be due 6 weeks prior to arrival.

              For reservations made less than 6 weeks before the arrival date, the total amount is due.

              Cancellation; Deposits are non-refundable. If you cancel after the final balance has been paid, and we can re-let the property, for the full term of your booking, we will refund your final balance, minus a £30.00 administration charge.  We strongly recommend that you take out Holiday Cancellation Insurance.

              Cottages are available from 3 pm on the day of arrival and must be vacated by 10am on the day of departure.

             Only members of your own party can occupy the cottage(s).

              The cottages are to be kept in good order, and due care is to be taken with fixtures and fittings.  The cottage(s) are to be left in the same condition at the end of the stay, as they were found at the beginning.

              Any damage or breakages should be reported to the owners immediately.  Breakages will be charged at the replacement cost.

              For group bookings, a damages deposit of £100.00 per cottage is required.  The damages deposit is payable with the final balance, 6 weeks prior to the date of arrival.  This can be paid by a separate cheque, payable to Merkins Farm, which, providing the cottage is left in good order, will be returned one week after the date of departure.

              Any complaints should be reported to the Proprietors immediately, and not left until the end of your stay.

            We reserve the right to refuse any booking, and to cancel, in the unlikely event of the cottage(s) becoming unavailable due to circumstances beyond our control, subject to a refund of any monies paid.

            The proprietors reserve the right to access the property.

            The cottages are strictly non smoking.

            Due to the risk of fire, guests are not permitted to burn candles in the cottages.

            Please remember, this is a working farm.  Due care and good safety practices should be exercised whilst on the farm premises.  Children, especially, should be supervised and remain the full responsibility of their parents at all times.

            The proprietors cannot be held liable for any injury sustained, or any loss or damage, to any belongings during your stay.

            We strongly advise that you take out holiday insurance.
